1. Price It Right
I’ve written about this in recent posts, but want to go over it again here because this is the #1 reason that houses aren’t selling right now. We are in a hot seller’s market here in Atlanta, and buyers are fighting over houses that are priced right.
Even though we are in a seller’s market does not mean that you should price your house at the top of market. It also doesn’t mean that buyers will be fighting over your house if it needs a lot of repairs, is in a less than desirable location, etc.

2. Clean It Up – Both Inside and Outside
It’s time to toss out all those old clothes that you don’t wear anymore, and mow the grass. Keep it broom-swept clean so that when people want to come check out the house, you aren’t stuffing your mail, blankets, and bath towels in the closet.
Keep the grass mowed or leaves raked (depending on the season), consider getting the house pressure washed if you have the money.
Remove all your personal touches – pictures of your family, dog, vacations, etc. You want people to see themselves in your home – not you.
It’s certainly a pain to keep the house clean, but it is one of the easiest ways to sell your house quickly.
3. Patch and Paint Small Holes
If you have major holes in the walls or ceiling, then you may not be able to afford to fix it or hire a contractor. But if you have some minor nicks and scuffs, you can patch these up and paint them pretty easily. A quick search on google or youtube will show you how.
It may seem minor, but these are the small details that draw a buyer’s eye and makes them think of what else might be wrong in the house.

4. Advertise All Over the Place
Once everything is cleaned up and you have some good photos – it’s time to advertise it. Start with real estate websites like Zillow and Redfin.
Put it up on your social media pages – Facebook, Instagram, Youtube, Twitter, etc. Your Facebook friends may know someone who wants to buy it, or maybe they are looking to move? You never know.
Put it up on Craigslist, with pictures, and details about why you love the home. Repost on social media every few days, and repost on Craigslist every day.
Lastly, put a sign in the yard with your phone number on it. Not an email address. If you are serious about selling your house fast, put your phone number on the sign and answer the phone when they call. If you don’t want to use your cell number, you can sign up for a google voice number for free and delete that number once your house is sold.
5. Offer Add-ons
People love add-ons to sweeten the deal. If you have money or some equity in your home, you can offer to pay for the closing costs, or you can pay for a year-long home warranty to cover any major issues that come up. These are pretty common, but great ways to remove some of the hesitations that buyers may have.
You can get creative with this. I’ve had a few people offer me their run-down cars, and one guy offered me his Big Green Egg! These are things that make people feel like they are getting a better deal than they would otherwise, and can be super helpful in selling your house faster.
